Scope
This policy explains how this website handles personal information. It does not cover the personal information Immeubles Montria collects in the course of a brokerage transaction — that information is governed by our obligations as a licensed real estate agency and by separate agreements with our clients.
What this site collects
This site uses no analytics, no advertising or marketing pixels, and no profiling or tracking technology of any kind. It sets no cookies of its own and saves nothing to your browser's storage. Fonts are served from this site rather than from a third party. One cookie is set by Centris when property photographs load; it is described under “Cookies and tracking technologies” below.
When you submit the contact, broker or property-inquiry form, we receive the name, email address, telephone number and message you enter, and — for a property inquiry — which listing it concerns. When you request a property evaluation we also receive the address, type and approximate size of the property you are asking about, together with anything else you choose to tell us. When you subscribe to the newsletter we receive your email address and the category you select.
Like any website, this site is served by a hosting provider that records standard technical information — your IP address, browser type, and the pages requested — in server logs used to operate and secure the site.
Cookies and tracking technologies
We want to be precise about this, because most websites are not. This site sets no cookies of its own, stores nothing in your browser's local or session storage, and runs no analytics, advertising, remarketing or profiling technology. We do not build a profile of you, we do not follow you to other sites, and we do not sell or share information about your visit.
There is one exception, and it is not ours. Property photographs are delivered directly by Centris, the Québec real estate listing service. When your browser loads them, Centris' content delivery network sets a cookie named “__cf_bm” on its own domain. It is a security cookie used to tell human visitors from automated traffic, it expires after about thirty minutes, and it cannot be read by this website. It carries no advertising or analytics function.
Because that cookie exists only to keep the photograph service secure and available, and because nothing on this site tracks you, we do not ask you to accept cookies before you can read the site. You can still refuse or delete cookies in your browser settings at any time; on this site, doing so changes nothing about what you can see or do.
If we ever add analytics or any other technology that collects information about your visit, we will ask for your consent before it runs, and this section will say so.
How form submissions reach us
Property, broker and general contact enquiries are handled by our own systems on Amazon Web Services, in a Canadian region. What you submit is recorded there so that it cannot be lost, and is delivered by email to the broker concerned, or to our shared inbox where no broker is attached to the listing. We do not use an outside form-processing company for these enquiries.
Our brokers read their email through business and, in a small number of cases, personal mailbox providers. Those providers therefore handle the message you send, under their own terms, and some of them operate outside Canada.
Newsletter signups are handled by Formspree, a third-party form service, which emails us your subscription and keeps a copy in an account we control. Formspree therefore processes the address and interest you submit, under its own privacy policy, and operates outside Québec and outside Canada.
We use what you submit to answer you, and we keep it no longer than we need it for that purpose or than the law requires us to. You may ask us to delete it at any time.
Third parties your browser contacts
Loading a page on this site causes your browser to request files from the following third parties. Each necessarily receives your IP address and browser information, and each handles that data under its own privacy policy.
Amazon Web Services hosts this site. Property photographs are served directly by Centris, the Québec real estate listing service. Map tiles are served by CARTO. We do not control these providers and receive no personal information from them.
Links to social media, Google, and other outside sites are ordinary links. Following one takes you to a site governed by its own privacy policy; nothing is sent to those services unless you click.
Information handled outside Québec
The providers named above operate globally, so technical information such as your IP address may be processed outside Québec and outside Canada. We do not transfer any other personal information outside Québec through this website.
Newsletter
Subscribing tells us your email address and the type of property that interests you. We use it to send you the newsletter and nothing else. We do not sell, rent or trade subscriber addresses. You may unsubscribe at any time by writing to us at the address below, and every newsletter we send will identify us and carry an unsubscribe link.
How long we keep it
We keep what you send through a form only as long as it takes to answer you and to keep a reasonable record of the enquiry — at most twenty-four months for a website enquiry, after which it is deleted automatically. Where a transaction follows, the records that transaction generates are governed by our obligations as a licensed real estate agency, not by this policy. You may ask us to delete your enquiry sooner at any time.
Your rights
Under Québec and Canadian privacy law you may ask us to confirm whether we hold personal information about you, to give you access to it, to correct it if it is inaccurate, and in certain circumstances to delete it or stop using it. You may also withdraw a consent you previously gave.
Write to us using the contact details below and we will respond within the timeframe the law allows. If you are not satisfied with our response, you may contact the Commission d'accès à l'information du Québec.
